The old water heater had performed well over it's lifespan and was not leaking and still producing hot water. After almost 20 years the homeowner decided to replace it with a 50 gallon which was wise because there was no floor drain in the finished basement.
A new AO Smith replaced the nearly 20 year old 40 gallon. The water pressure was checked and read 96 psi. The high water pressure was due to a failed PRV. The Pressure Reducing Valve was replaced and a thermal expansion tank was installed.
