I bought the house just over three years ago, so don't know the full lifecycle of the Rheem water heater that I just replaced. About three weeks ago, I notice it was leaking from the bottom - a reddish-orange, watery leak. The water heater was 12 years old, and had a 6 year warranty, so figured it was probably toast, but was disappointed that it didn't last longer, since I've never lived anywhere that the water heater had failed, and I've lived in some homes with much older water heaters. I'm confident the replacement will be a long-time appliance in my home, though.

The old Rheem water heater had leaked after 12 years. This was on an open system with water pressure of less than 80 psi. Normally under these conditions you would expect a water heater to last 20 years or more. Seems to be a trend with these Rheem water heaters.
New AO Smith GCR50400 installed and new gas shutoff put in.

Called 30 min in advance to notify of arrival time, provided detailed information regarding the state of the old water heater and overall system, reviewed elements impacting the water heater (house water pressure, existence of pressure release valve), and swapped water heaters with minimal disruption.
